Time appreciates landmark listing

Two decades ago, a buyer could acquire 181 Clarendon Ave., a
landmarked house designed by Marion Sims Wyeth, for less than $1
million. Now, the 1923 property (also known as 300 Lake Park Drive)
is on the market for $19.95 million, listed with Linda A. Gary
Real Estate.
The seller is skin-care entrepreneur San K.J. Lee of West Palm
Beach, the principal of New Ventures of Palm Beach County LLC.
She paid $3.6 million in May 2000, and subsequently restored several
aspects to stave off flooding. At one point, the two-story Venetian
Gothic-style home on the Intracoastal Waterway sat impaled with
steel girders to brace the ground floor.
Wyeth designed the house for Fred Glidden. Another past owner
was Jell-O heir Orator Woodward.
The current owner appears to have confidence in the island's market
for landmarked homes and high-end properties. Two years ago, Lee
had the house listed for $18.5 million with Wally Turner of Sotheby's
International Realty.
Million dollar views — David Ferreira, a sales associate
with Earl A. Hollis Real Estate, recently picked up two listings,
priced like bookends at $10 million each.
The Frank Jensen Trust has owned the multi-lot property at 1178
N. Ocean Blvd. for more than 20 years. Ferreira is marketing a
two-story house on one lot with 129 feet on the ocean; a vacant
lot on the beach; and vacant lots on North Ocean Way and La Puerta
Way. The combined depth, with 275 feet on La Puerta Way, is three
blocks north of the former Kennedy compound.
The five-bedroom house was built in 1953 and covers more than
4,000 square feet.
At 1300 N. Ocean Blvd., the one-story Regency-style house has
175 feet on the ocean and 133 feet on Merrain Road. It was built
in 1991 with 5,646 square feet of living area. The seller is the
McIntosh Trust.

Sold — In a recent closing, Illustrated Properties Real
Estate was on both sides of the deal for 228 Seaspray Ave. It was
listed for $2.32 million and closed for $1.96 million.
The seller was Sergio Dearaujo and the buyer was Thomas Turner.
According to records at the Palm Beach County Property Appraiser's
Office, the two-story house covering more than 3,700 square feet
was built in 1924.
Martha A. Gottfried Inc. also was on both sides of the deal for
Unit 115 at The Palm Beach Biltmore, 150 Bradley Place. It was
listed for $4.95 million and closed for $4 million.
Jeffrey A. Cloninger and Associates was the listing agent for
340 S. Ocean Blvd., Unit 4F, which was offered at $1.39 million.
It sold for $1.21 million, and Sotheby's International Realty represented
the buyer.
Upping the ante — The owner of 320 Dunbar Road has raised
the selling price from $8.9 million to $9.5 million.
Palm Beach real estate developer Ed Cury of The Cury Group paid
$7.24 million for the property in October 2006, with the intention
of razing an older house and building a new Mediterranean-style
house on speculation.
